ESSENTIAL TURN – Functional & Secure

Purpose: Restore unit functionality, safety, and access

Includes:

  • Removal of abandoned trash & debris (normal volume, interior only)

  • Light furniture removal (up to 3 items)

  • Lock change (1 entry door)

  • Replace standard light bulbs

  • Replace smoke/CO detector batteries

  • Tighten loose fixtures, handles, and hardware

  • Sweep floors (no wet cleaning)

  • Final walkthrough + photos

STANDARD TURN – Maintenance Complete

Purpose: Ready for cleaning, inspection, or listing

Includes:

  • Everything in Essential Turn, plus:

  • Appliance disconnect & prep (wipe-out, not deep clean)

  • Minor drywall patching (nail holes, small anchors)

  • Caulking touch-ups (kitchen & bath)

  • Replace outlet & switch plates (standard white)

  •  Door hardware adjustment

  • Moderate interior debris removal

  •  Vacuum carpets (no shampoo)

  • Mop hard floors (no detailing)

  • Photo documentation

FULL TURN – Listing Ready

Purpose: Ready for move-in or immediate listing

Includes:

  • Everything in Standard Turn, plus:

  •  Full appliance cleaning (inside)

  • Interior cabinet wipe-out

  • Baseboard cleaning

  •  Interior window glass (reachable)

  • Light fixture & ceiling fan wipe-down

  • Spot wall washing

  •  Final presentation walkthrough
