Hoarding Cleanout Services

For Property Managers, Landlords & Asset Managers

Hoarding situations require more than standard cleanouts. Green Arrow Property Services LLC provides structured hoarding cleanout services designed for managed properties—focused on safety, scope control, and getting the unit back to a stable, rent-ready condition as efficiently as possible.

We work with property managers, landlords, and asset managers to tailor the scope to the property’s needs and your operational priorities.

A Professional, Non-Judgmental Approach

Hoarding is sensitive. Our team approaches these projects with discretion and respect, while maintaining a firm focus on:

  • Safety and site control

  • Clear expectations and documentation

  • Efficient removal and reset of the space

  • Communication and approval checkpoints

What Hoarding Cleanout Service May Include

Services are tailored based on severity and access conditions. Typical scope may include:

  • Removal of accumulated items, trash, and debris

  • Bagging, sorting, and staging for disposal (as required)

  • Clear-out of kitchens, bathrooms, bedrooms, and common areas

  • Removal of furniture and non-hazardous contents

  • Sweeping and basic surface clearing (post-removal)

  • Odor mitigation coordination (when applicable)

  • Before-and-after photo documentation

Note: Specialized hazards may require licensed specialty vendors (see below).

Severity Levels

Clear Scope. Predictable Pricing.

To reduce approval delays and keep expectations aligned, we use a simple severity model:

Level 1 – Moderate

Localized clutter and moderate accumulation in limited areas. Mostly accessible pathways.

Level 2 – Heavy

Multiple rooms affected, restricted access, increased labor/time, heavier disposal load.

Level 3 – Severe

Major accumulation throughout, limited pathways, high volume removal, increased safety controls.

We’ll recommend the appropriate level after an initial walkthrough and/or photo review.

Safety First

Our hoarding cleanouts follow a safety-first approach that may include:

  • PPE requirements (gloves, masks/respirators when needed)

  • Controlled entry/exit paths

  • Sharps and bio-risk awareness protocols

  • Stop-work triggers if hazardous conditions are discovered

How the Process Works

  1. Initial Assessment (photos, walkthrough, or site visit)

  2. Scope & Estimate (severity level + disposal plan)

  3. Approval & Scheduling

  4. Cleanout Execution (with progress updates as needed)

  5. Documentation (photos and completion notes upon request)

  6. Next-Step Recommendations (repairs, deodorizing, turnover prep)

Budget-Conscious, Property-Specific Solutions

We understand budgets vary across portfolios and properties. Our team will do everything we can to:

  • Focus on what the unit actually needs

  • Reduce unnecessary labor and disposal costs

  • Offer phased approaches when appropriate (stabilize first, full reset second)Provide clear options when tradeoffs are required

Important Scope Note – Hazards & Specialty Work

Certain conditions require licensed specialty vendors and additional assessments beyond standard cleanout or maintenance services. When these conditions are present or suspected, Green Arrow Property Services LLC can coordinate or recommend qualified specialty partners to ensure compliance, safety, and proper documentation.

This may include:

  • Mold remediation

  • HUC Phase I environmental assessments

  • HUC Phase II environmental assessments

  • Asbestos-containing materials

  • Biohazard cleanup

HUC Phase I & Phase II Coordination

For commercial properties, including multi-family communities, mixed-use buildings, and new construction or redevelopment sites, we can assist with coordinating HUC Phase I and Phase II assessments through approved environmental professionals.

This coordination helps property owners, developers, and asset managers:

  • Identify potential environmental risks early

  • Support acquisition, redevelopment, or disposition decisions

  • Maintain compliance with lender and regulatory requirements

  • Avoid delays caused by unaddressed environmental concerns

Clear Communication & Stop-Work Protocols

If any hazardous or specialty condition is identified or suspected:

  • Work is paused as necessary

  • The issue is documented and communicated immediately

  • Recommended next steps are outlined clearly

  • No additional work proceeds without client approval

Our priority is protecting the property, the client, and all parties involved while keeping projects moving forward responsibly.
